Extension and Internal Alterations

Hallcroft Lane, Copmanthorpe, York

One of the earliest projects completed by DMS Architecture these works on an existing bungalow property completely customised the internal spaces to suit the owner's lifestyle.

Additional bedrooms were created with picturesque views captured and framed by the new windows. An extensively-glazed open-plan living space was created to the rear - including a 'floating' mezzanine level and spiral stair providing access to a loft space conversion.

The project was completed in March 2012 and DMS Architecture is proud to have provided full architectural services, from initial sketch designs through to on-site inspections and certification.

  • Value: £205,000
  • Start on Site: August 2011
  • Completion: March 2012

The site is located within Copmanthorpe Conservation Area, and the design responds sensitively by maintaining the appearance of the front elevation of the bungalow - utilising matching brickwork, roof tiles and window detailing to the new bay projection to form an additional bedroom.

To the rear, a different, more modern approach is taken to the large living room extension that maximises views over the extensive rear gardens. The steel-framed enclosure is clad in extensive glazing and cedar cladding, which will change colour to a silver-grey over time. The 6mx6m extension includes a partial mezzanine floor - making full use of the pitched ceiling height - that extends into the roof space of the existing bungalow. The mezzanine floor is hung from the steel framed roof, with expressed structural fixings - allowing the living room below to be a column free space with the mezzanine appearing to float above. A bespoke metal, timer and glass spiral stair was designed by DMS Architecture to connect the spaces, and provides a focal point to counter the wood-burning stove on the opposite side.

We worked closely with the Client, Design Team (structural engineer and cost consultant) and Contractor to ensure that the project completed on time and on budget, whilst maintaining the high level of quality required on all aspects of the project.
